What is basement underpinning?
Underpinning deepens your existing foundation in sequenced sections so the basement floor can be lowered safely. It's the only way to gain real ceiling height without disturbing the structure above.
How much ceiling height can I gain?
Most Toronto homes go from roughly 6 to 8 feet of headroom. The achievable depth depends on soil conditions, water table, and neighbouring foundations — we confirm this during the free on-site inspection.
Underpinning or bench footing — which is right for me?
Underpinning preserves full floor area and adds long-term property value. Bench footings are faster and less costly but consume perimeter floor space. We recommend based on your budget, layout, and structural report.
How long does a project take?
A typical detached home takes 6 to 10 weeks from excavation to finished slab, depending on square footage, access, and whether a walk-out entrance is included.
Do you handle permits and engineering?
Yes. We coordinate structural engineering drawings and municipal building permits, and we work to all applicable Ontario Building Code requirements.
Are you insured and WSIB covered?
We are fully insured and bonded, and in good standing with WSIB. Certificates are provided before work begins.
Will my basement stay dry afterward?
We install internal waterproofing, drainage membranes, sub-slab moisture barriers, and sump systems as part of the lowering process so the new space is protected from day one.
